Job Description Atlanta, GA (On-site) Position Summary: The position will play a highly visible and key role on the U.S. real estate equity team, assisting in the sourcing, assessment, documentation, and asset management of investment opportunities throughout the US. Primary Areas Of Focus For Our Real Estate Group Equity Teams Include Our real estate equity team has extensive private equity and property experience in the United States and Europe. Our real estate equity team has approximately 85 investment professionals across 18 global offices and primarily invests in new developments and the repositioning of assets, with a focus on control or majority-control investments. As of December 31, 2021, our real estate equity team advised investment vehicles totaling, in aggregate, approximately $30.9 billion in AUM. Real Estate Equity Core/Core-Plus Strategy: Our U.S. and European core/core-plus strategy focuses on acquiring stabilized and/or stabilizing institutional-quality assets for attractive cash flow over longer-term holds, with an emphasis on industrial product, as well as multifamily, office, retail, and certain adjacent sectors. Real Estate Equity Value-Add Strategy: Our U.S. and European value-add strategy focuses on under improved, under managed and/or undercapitalized assets, seeking to create value by buying properties at attractive valuations as well as through renovation and active asset management of income-producing property types, including industrial, multifamily, retail, office, hotel and adjacent sectors across the United States and Western Europe. Real Estate Equity Opportunistic Strategy: Our U.S. and European opportunistic real estate strategy focuses on creating long-dated cash flow through the ground-up development or significant repositioning of core-quality assets and operating platforms across all major property types including industrial, multifamily, hotel, office, retail and adjacent properties across the United States and Europe. Essential Duties
Source and assess investment opportunities by critically evaluating the merits and risks of the investment
Identify and understand a project’s market positioning; gather market information through independent field work and direct contact with brokers, appraisers and developers. Synthesize information and draw a conclusion on the business plan.
Assess and critically evaluate the existing and potential operating characteristics of a project, as well as the physical attributes of a site, including through conversations with market participants, brokers, lenders, joint venture partners and others
Supervise and participate in the due diligence investigation of new investments opportunities, including coordination with third parties
Prepare a comprehensive investment submission and communicate conclusions and investment risk in a narrative presentation to senior management including approval through participation in Investment Committee.
Structure / Execute purchase agreements, joint venture agreements, and other transaction documents while building relationships with joint venture partners
Work with the transaction team to find and execute on financings, including negotiation of term sheets, loan agreements, guaranties, and other loan documents
Required Knowledge, Skills And Abilities
Bachelor’s or Master’s Degree in finance, real estate or related field
7-10 years of commercial real estate investment or underwriting experience
Prior experience in a principal investing role strongly preferred, as is experience in negotiating transaction documents
High level of expertise in Excel, PowerPoint and ARGUS
Experience negotiating joint venture agreements and loan agreements
Strong presentations skills and time management skills
Must have an ability to manage a team
Must possess strong integrity and professionalism
Must be a self-starter who can function independently
